The Stonegate area of Irvine is one of the newer communities that has been built since 2012 with singe family homes and residential townhouses.  Irvine has no shortage of brand new homes being built in many different communities like Cypress Village, Orchard Hills, Great Park and the Villages of Eastwood.  For the most part, Stonegate is an already well established neighborhood but now Richmond American, KB Homes and Tri Pointe Homes will be building new construction homes in the master planned Villages of Irvine.

One of the newest neighborhoods to be built in the Village of Eastwood Irvine community is the Belvedere neighborhood.  This is one of many new construction neighborhoods being built throughout the city of Irvine which features Spanish style one and two story homes.  The builder, Irvine Pacific is building detached homes with many of the common features today's home buyers are looking for.  Some of these include a gourmet kitchen with quartz counters, built-in kitchen appliances, modern designed tile in both the kitchen and bathrooms and recessed lighting.  There seems to be a trend in these new construction homes with large great rooms that fit in with the popular open floor plan concept.  Belvedere homes offer this feature as well with added windows to

One of the new and existing communities to come on the market is the Trellis Court neighborhood.  Located in the brand new Cypress Village community is a set of 4 different neighborhoods that are now being built in the south side of the 133 Highway.  Cypress Village is one of our most requested neighborhoods in Irvine with new construction homes that started back in 2013 and have been consitently in the last four years.  Up until now all of the homes had been located on the north side of the 133 freeway where a large community park, sports court and amenities are located.  Now, Cypress Village has expanded south with 4 neighborhoods that consist of Lantana, Trellis Court, Caserta and Tristiana.

One of the newest homes being built in the Orchard Hills Irvine area is the Vista Scena neighborhood.  There is a total of 5 floor plans to choose from in Vista Scena that all feature a total of 3 bedrooms that are going to be selling in the low $700,000 to $800,000 range with one home on the market for $799,767.  This brand new construction home was built in 2017 and features three large bedrooms and offers a total of 1,713 square feet.  Some of the features found in this home include a gourmet kitchen with the trendy caesar stone counter tops, stainless steel appliance and upgraded option of crown molding.  Included is a large walk-in closet in the Master Bedroom with nice coffered style ceilings.  It's also within walking distance to the newly built

The Caserta neighborhood is one of the newest communities in Irvine, California.  This is one of many neighborhoods located in the Cypress Village area with luxury townhouses that offer modern kitchens, large rooms with base and crown molding and large Master suites.  Buyers now have the opportunity to buy between two and three bedroom floor plans that were built between 2013 to 2015.  Real Estate prices for three bedroom units range from around the $700,000 range with two bedroom units selling below $500,000.  There are two different neighborhoods in Caserta known as Caserta I and Caserta II with the latter still offering new construction homes for sale.  The location is close to Arbor Park where the community pool can be found.  For those interested in

Land is a scarce commodity in the coastal area of Irvine as it is a master planned city with homes located on very small residential lots.  There are a few exceptions to this and can be found in some of the most expensive and sought after communities.  The Shady Canyon community is a perfect place to start as these are custom homes located on larger parcels of land.  Shady Canyon homes were first built in 2001 as an ultra-exclusive guard gated entrance.  The security into this community is extremely strict with a 24 hour guard gated entrance that confirms if you are a resident or a registered guest of the owner.  Once you pass the guard gates there is another set of gated entrances that you must have special permission to enter.  This means you can't

The Groves at Orchard Hills is one of the newest gated communities in the city of Irvine, California with eight existing neighborhoods to be built.  Home builders like Taylor Morrison, KB Home, TRI Pointe Homes, Brookfield Residential and The New Company will be building the following communities Varenna, Capella, La Vita, Messina, Vicenza, Saviero, Amelia and Trevi.  What's exciting is that many of the homes are currently on the market for sale and feature homes in all various sizes.  Some of the largest homes will be found in the Trevi neighborhoods that will offer homes up to 6,937 square feet and built by The New Home Company.  There will also be smaller scale homes found in the Varenna neighborhood that will offer homes from 2,476 to 2,683 square

The city of Irvine has a limited supply of homes that would be considered "tiny houses" since most single family residences often feature homes over 1,500 square feet.  What we consider a tiny house here in Southern California is not necessarily small in other parts of the country.  A 1,200 square foot home or less in Irvine is considering a very small house and normally will come with two bedrooms and two baths.  There are two main communities that offer these smaller single family homes and can be found in the Orangetree and Westpark area in Irvine.
