Influential Homes Irvine Community

Looking in the Northwood Area of Irvine is the Influential Homes neighborhood. These are older homes from the late 1970's that have very popular one story floor plans that often come with attached two car garages located on large lots.  Homes from this era have a lot of advantages to the newer construction homes that are being built in Irvine now since there is no monthly homeowners association dues and no additional Mello Roos fee.  This can be a savings of close to several thousand dollars a year which can be used instead for paying off your mortgage and property improvements.  When looking at homes in the Influential homes neighborhood expect to find either 3, 4 or 5 bedroom homes with square footages from 1,609 to 2,915 square feet.  

Not all homes located in the Influential Homes neighborhood are single level with some two story homes as well.  These homes offer wonderful vaulted ceilings, lots of natural light coming in through multiple windows and an open floor plan.  The biggest trend is to update the homes with granite counters in the kitchen with breakfast bar, French doors leading out to the backyard and adding stone to the fireplace and bathroom showers.  The lots in this neighborhood can be very large and ideal for outdoor entertaining.  Many incorporate a small concrete pad area which is ideal for outdoor furniture while the rest of the grassy backyard can be filled with tropical landscaping.

The Northwood area is a very safe area of Irvine with lots of community parks, children's playground, tennis courts and within close proximity to the Northwood High School.  The location couldn't be more ideal as it's just a couple minute drive down Culver Drive to the 5 freeway which connects the city of Tustin and Santa Ana to the north and Laguna Niguel, Lake Forest and Mission Viejo to the south.  Real Estate prices are typically found in the high $970,000 range and can go slightly over $1 million dollars for the larger square footage homes.  in 2014, there was one home located at 13 Saratoga which sold for $1,015,000 but for the most part homes were selling in the $700,000 to $800,000 range until 2016.  That's when homes jumped up to the low $900,000 range and have been climbing since then.  For more information homes in the Northwood area of Irvine please contact any of our local Irvine Real Estate agents at 949-988-0605.
