There are so many new homes being built in the Irvine area that it can be hard to know what is the best community for you. For the most part these new communities will offer either a detached single family home or an attached townhouse or condo. For the most part the lowest real estate prices. you will find for a brand new homes starting the mid $600,000 range for a two or three bedroom townhouse. Single family homes are a little more expensive and can be found in the high $700,000 range and up. Here is a quick guide to the current building going on in Irvine.
The Cypress Village has been around for a couple of years and built a variety of townhouse and single family homes. The main concentration of homes were located on the north side of the 133 freeway and just north of the 5 freeway. Now the community has expanded south of the 133 freeway with neighborhoods like Tristainia which offer attached condos in the high $600,000 range. Other notable neighborhoods like Trellis Court are also located south of the 133 and features luxury townhouses that currently start in the high $800,000 range.
The Eastwood Village community is one of the hottest neighborhoods in Irvine with a wide number of homes currently under contracted. Single family home neighborhoods like Calistoga area currently being built and start at just under $1.3 million. These are beautiful Spanish style homes with attached garages and architectural details like tile roofs and window wood shutters. Many love this area for the excellent schools locate nearby that include the new Eastwood elementary school that is slated to open this fall. Townhouses in Eastwood Village are a lot more affordable than the detached single family homes and currently start at $749,888.
The Great Park community is getting rave reviews for it's huge number of architectural style homes and floor plans that buyers get to choose from. Many of the homes in this area have been built in neighborhoods like Beacon Park and Pavillon Park. Currently under contraction is the final neighborhood that is called Parasol Park which offers detached single family homes and and townhouses with top rated builders like Pulte and Lennar Homes. Real Estate prices start at $775,990 for a two bedroom, two bath home with 1,607 square feet. There are also homes still being built in the Beacon Park neighborhood which the homes are being built by builders like D.R. Horton and start in the high $600,000 range.
Located in the Laguna Altura community is an upscale neighborhood called "Hidden Canyon." Hidden Canyon is a luxury guard gated community with large detached homes that average around 5,000 square feet. Real Estate prices for brand new construction homes currently start at $4,975,000. The best part about this location is that you are south of the 5 and 405 freeway and along Laguna Canyon road that leads to the city of Laguna Beach. Heading to the beach can be quick if there is no traffic while also being located near the Irvine Spectrum shopping center and other small shopping centers.
Orchard Hills is also offering brand new homes located in the gated community of the Groves in Orchard Hills. Real Estate prices for these brand new detached single family homes currently start at $1,685,000 for a four bedroom, 3,836 square foot home. Homes are slated to be complete between now and the end of the year. People love living here due to it's secure gated environment and a located that's near the 241 freeway. Neighborhoods like Trevi offer nice city view detached single family homes as well.
Portola Springs has been around for years with top quality homes and townhouses. A new neighborhood called "Willow at Portola Springs" is currently under construction and offers attached condos that currently start at $541,780. The location is within a top rate school district which will be introducing a brand new elementary school. Other notable new construction neighborhoods include Silverleaf and Indigo which are also condo communities slated for completion later this year.
Stonegate has evolved to be a very popular neighborhood offer several new construction homes built in 2017. The Stonegate community is a very well established area with quality homes in the northeast area of Irvine. Brand new single family homes are going up with real estate prices starting at just under $1.5 million. Look for neighborhoods like Lafayette that offer these new construction properties.
Finally, the Village of Eastwood is currently being built by Irvine Pacific. Located near the cross streets of Jeffrey Road and Irvine Blvd is a condo community with real estate prices starting at $880,588 for a home built in 2017. Look for neighborhoods like Helena and Belvedere which offer these new construction homes. These 8 different areas offer a wide range of resident neighborhood amenities and price ranges. When considering a new home in Irvine make sure your lender factors in the cost of the Mello Roos tax that can be found in many of these new construction properties. This fee is normally on top of any homeowners association dues and real estate taxes.
