There are so many new homes being built in the Irvine area that it can be hard to know what is the best community for you.  For the most part these new communities will offer either a detached single family home or an attached townhouse or condo.  For the most part the lowest real estate prices. you will find for a brand new homes starting the mid $600,000 range for a two or three bedroom townhouse.  Single family homes are a little more expensive and can be found in the high $700,000 range and up.  Here is a quick guide to the current building going on in Irvine.

Land is a scarce commodity in the coastal area of Irvine as it is a master planned city with homes located on very small residential lots.  There are a few exceptions to this and can be found in some of the most expensive and sought after communities.  The Shady Canyon community is a perfect place to start as these are custom homes located on larger parcels of land.  Shady Canyon homes were first built in 2001 as an ultra-exclusive guard gated entrance.  The security into this community is extremely strict with a 24 hour guard gated entrance that confirms if you are a resident or a registered guest of the owner.  Once you pass the guard gates there is another set of gated entrances that you must have special permission to enter.  This means you can't

Laguna Altura is one of the most sought after communities on the ocean side of the 5 freeway. Mainly known for it's large residential homes but also has many neighborhoods that offer condo and townhouse listings for sale.
