Land is a scarce commodity in the coastal area of Irvine as it is a master planned city with homes located on very small residential lots.  There are a few exceptions to this and can be found in some of the most expensive and sought after communities.  The Shady Canyon community is a perfect place to start as these are custom homes located on larger parcels of land.  Shady Canyon homes were first built in 2001 as an ultra-exclusive guard gated entrance.  The security into this community is extremely strict with a 24 hour guard gated entrance that confirms if you are a resident or a registered guest of the owner.  Once you pass the guard gates there is another set of gated entrances that you must have special permission to enter.  This means you can't start viewing all the different neighborhoods within Shady Canyon if you don't have permission to do so.  This adds an extra layer of security and that's what many love this private and upscale area of Irvine.

The average size lot in Shady Canyon is approximately a half acre of land with only a few select properties offering over one acre of land.  Currently, there is one home listed for sale at 36 Bolder View that features a 9,500 square foot home on a 1.27 acre of land.  This is truly exceptional for the area and includes views of the Tom Fazio designed golf course and the hillside of Irvine.  The location is a short distance to the 405 and 73 freeway and on the market for sale at $10,995,000.  Homes in Shady Canyon currently start at $4,895,000 and go as high as $13,995,000 for a 12,309 square foot home.
