Irvine Lease Option Homes For Sale

The idea of a lease option is often very foreign to a lot of real estate buyers but can make a lot of sense depending on your current living situation.  We get a lot of clients moving from outside the Irvine area and want to lease home so they can figure out the kind of neighborhood they want to live in.  Often times these clients are those that will most likely but in the next 12 months and can potentially be excellent candidates for doing a lease option.  The other kind of candidate would be those who currently don't have enough money for a down payment on a home but through assistance from the landlord might be able to save up enough money to afford a home.  Both of these situations are the kind of clients we see doing lease options in today's market.

Irvine is a very competitive real estate market with homes selling at a record pace, often with multiple offers driving the price upwards beyond the original list price.  It often makes more sense to rent a home and negotiate with the current owner of the property as long as they are open to selling it.  We did a quick search and found 8 rental properties where the owner is open to selling as well.  The idea would be to start renting first and the buy at a later date with the current owner of the property.  I can tell you from past experience this is one of the trickiest contracts to draft with a lot of negotiations that are necessary to get it right.  I highly recommend working with a real estate agent who is familiar with doing lease options to make sure you are protected and have the opportunity to buy the home at a later date.  If you have any questions regarding this please give us a call at 949-988-0605.
