Most Expensive Irvine Homes Sold in 2015

The most expensive Irvine homes sold in 2015 all occurred in the same neighborhood and two of the three were located on the same street!  The neighborhood known as "Shady Canyon" is by far the most expensive neighborhood in Irvine with large scale estate homes that sit on the ocean side of the freeway near the city limits of Newport Beach.  Here is the top 3 properties that sold in 2015.

44 Blue Heron, Irvine sold for $9,400,000 on 11/23/2015.  This is a true landmark property in Shady Canyon that features five bedrooms, 11,441 square feet of living space on nearly an acre of land.  The home was on the market for several years for a total of 756 days with an original list price of $13,900,000.  One of the reasons for the highest sale was the state of the art craftsmanship in the home which combined with panoramic views of the mountains and golf course.  Some of the highlights included a subterranean area couple with a high tech theater, gym, sauna and steam shower.  This was a smart property that allowed for the owner to operate almost every feature of the home remotely.  The home was previously sold in 2012 for $12,480,000.

44 Blue Heron, Irvine

17 Needle Grass, Irvine sold for $8,900,000 on 08/18/2015.  Also located in the 24 hour guard gated Shady Canyon community is this wonderful 11,100 square foot home that was on the market for a total of 303 days at an original list price of $9,395,000.  One of the best selling features of this property was the huge 35,135 square foot lot that offered a total of six bedrooms, gourmet kitchen, wine cellar, theater room, outdoor kitchen and a 5 car garage.

28 Blue Heron, Irvine sold for $7,650,000 on 7/22/2015.  Located just down the street from 44 Blue Heron was a wonderful view property that featured 6,913 square feet of living space on a huge 35,367 square foot lot.  This was a quick sale that sold after being on the market for a total of 37 days with an original list price of $7,995,000.  Some of the highlights included a third level basement area which could be ideal for a wine cellar or additional storage area.
