The Northwood Horizons community in Irvine is an excellent place to find a well priced condo rental with one, two and three bedroom floor plans to chose from.  This is a nice location that is just off the 5 freeway near the Jeffries Road freeway off ramp.  It's not uncommon to find two bedroom rentals for under $3,000 a month which is very competitive in today's rental market in Irvine.  A lot of clients prefer the upstairs units located here which typically feature vaulted ceilings that give the illusion of extra space.  These condos often come with a one car detached garage with additional guest parking as well.

One of the best places to find Irvine new construction homes in Orange County can be found in the top communities of Orchard Hills, Portola Springs and Great Park neighborhoods.  There is no shortage for those wanting these new homes that often turn into investment properties for those who purchase them.  As as a result there is currently a good inventory of rental houses that have never been lived in and a perfect opportunity for those looking for a new home to lease out.  Some of the most expensive new homes can be found in the Orchard Hills community where homes nearly $3,000 are asking over $7,500 a month in rent. Slightly more affordable options can be found in the new homes being built in the Great Park community.  Look for communities like Solis

Within the Westpark community in Irvine is a small yet popular neighborhood called Positano that offers residential rentals from time to time.  On average we typically see 4 to 5 properties come on the market each year and depending on the time of the year these only typically remain on the market for less than 30 days.  These are detached single family homes that can range between 1,300 to 1,900 square feet with the large majority of these being 3 bedroom homes.  What is great about these homes is that they often come with a two car attached garage, front and back yards, two story floor plans and kitchens that can feature a center kitchen island.

One of the best places to look for a rental home in Irvine, California is the Reserve at Orchard Hills community.  If you are new to the Irvine area then you will quickly learn there are a lot of different neighborhoods to choose from.  A lot of these are newer communities like Portola Springs, Great Park and Orchard Hills offer a wide range of properties, often built in the last several years.  The best inventory of quality rental homes in my opinion are looking in the Orchard Hills gated community of the Reserve.  Currently on the market are several new construction rental homes that were built in 2023 with prices in the mid $7,500 a month range for a long term 12 month lease.

One of the best places to look for condo rentals In the Irvine area is the Metropolitan condo building.  Rentals in this complex are very abundant with a good mix of one and two bedroom condos to choose from.  It's all about the location here with a prime location in the Airport Area of Irvine with a close proximity to the UCI campus as well as the John Wayne Orange County airport.  We have provided a rental comp chart which shows what places have rented for in the past couple of years.  It's not uncommon to find one bedroom condos lease for around the $2,250 a month range while the large two bedrooms condos tend to be in the low $3,000 a month range.  For the most part, all of these rentals are 12 month leases with the tenant paying the first months

The Hidden Canyon community in Irvine has arguably become on the most sought after neighborhoods in Irvine.  Many of the new construction homes have been built with many re-sale properties on the market for sale.  For those not ready to purchase a home right now there are several rental properties that have come on the market for lease here.

Hidden Canyon is an excellent place to find an approximate 6,000 square foot home that was built in the last 2 years.  Many of these rental properties will come with an attached 4 car garage and located on lots that can over 10,000 square feet.  There are currently 2 homes on the rental market right now listed at $11,000 and $12,000 a month.  Both of these are long term leases which means the owner is initially
