Woodbridge Parkside Recent Sold Homes

We had an inquiry today asking for information on what has sold for in the Woodbridge Parkside community.  We did a quick search and found over 25 listings that have sold in the last 3 years that area also pictured below.  The great thing about this spread sheet is that it shows the date that the property was sold, the number of bedrooms and bath, square footage and also the price per square foot.  The price per square foot is a good way to quickly measure how things are selling in any given community.  Many of the condos that have sold in Parkside are just under 1,400 square feet which also shows that many of these are selling in the low $600 to mid $750 price per square foot.  Of course, this is just a quick snap shot to see what prices these condos have sold for but to understand why they sold for this amount you have to take a look at the individual properties.  For example, if a property has been highly upgraded this will often cause the property to sell for a higher price point than those that haven't been upgraded.  Also, the last two years of the real estate market here in Irvine was extremely competitive as we saw multiple bids on the same property which often cause the price to be driven up.

The Woodbridge Parkside is often a great place to find a 3 bedroom condo for under the $1 million dollar price point.  The large majority of these condos were built between 1978 to 1979 and located approximately half way between the 405 and 5 freeways. As you can tell from our spreadsheet below this is a very popular community with many of the condos selling quickly with only being on the market for around one week or less.  Of course, living in a planned community means you are under a homeowners association with certain rules and regulations.  There are also 2 monthly dues that are paid to the Parkside community and the Woodbridge association.  If you are in the market to buy or sell in this community please contact for a free market evaluation.
