One of the more popular places to find rental properties in the Irvine area is the Portola Springs community.  One of the reasons for it's popularity is that there is a wide range of properties that can be found here from New Construction to properties that were built in the last several years.  This area of Irvine has seen a real increase in the number of homes over the years due to it's prime location near the 241 and 133 freeways that connect down 5 and 405 freeways making it easier to commute to work.  Rental prices for Portola Springs will vary depending on if the property is a condo or single family home.  For example, two bedroom condos with an approximate 1,304 square feet currently start at $3,600 a month while a four bedroom single family home

Irvine has a lot different types of homes and residential condos to choose from.  Many of these will have limited views due to the high density of neighborhoods here.  There are several neighborhoods that do offer very nice sunset view properties which tend to be very high in demand.  These are broken into two separate categories, one for residential single family homes and one for condos and townhomes.  The place where we find a lot of sunset view properties is located in the Portola Springs neighborhood.  The city of Irvine is relatively flat except for certain sections that are elevated like Portola Springs.  Because of this unique topography many homes will offer some kind of a view.  This is also true for communities like Orchard Hills and Great Park

Irvine is a true gem for those looking for a current or former model home listed for sale.  One of the reasons for this is that there always seems to be brand new construction neighborhoods being constructed all of the time.  Each neighborhood often has 3 model homes that have been highly upgraded to show off the potential for what a buyer can buy in that particular neighborhood. These properties are initially not offered for sale since the builder is trying to sell all of the other homes in the community first before they even think of selling some of the models.  Of course, once the neighborhood is close to being sold out the model homes are often released out to the public for sale.  Prices for these homes will vary a lot and depends on how motivated

One of the newest neighborhoods that is currently under construction is the Silverleaf community in Portola Springs.  The home building California Pacific Homes is in charge of building homes in this neighborhood that are slated for completion early next year.  There will be a total of 3 floor plans to choose from that all feature a total of three bedrooms and range from 1,645 to 1,664 square feet.  Some of the amenities that can be found in these two story floor plans include private yards, potential bonus room and main floor bedroom in Residence three.

There are so many new homes being built in the Irvine area that it can be hard to know what is the best community for you.  For the most part these new communities will offer either a detached single family home or an attached townhouse or condo.  For the most part the lowest real estate prices. you will find for a brand new homes starting the mid $600,000 range for a two or three bedroom townhouse.  Single family homes are a little more expensive and can be found in the high $700,000 range and up.  Here is a quick guide to the current building going on in Irvine.
