One of the best places to find some of the largest inventory of new construction homes being built in 2021 can found in the city of Irvine.  There are always seems to be some neighborhood or a new development being developed in Irvine that allows home buyers to buy a brand new home direct from the home builder.  Because the demand for these types of homes has not gone down in recent years home builders continue to produce some really nice homes that are available for sale.  We did a quick search and currently have found 30 properties that are on the market for sale with home construction to be completed in 2021.  If you are thinking about purchasing a new home this is a really great time with low interest rates and a lot of great options.

The city of Irvine has several neighborhoods that offer luxury rentals for those looking for an upscale home in a premier neighborhood.  When we talk about luxury we are doing a search for rentals in the Irvine area that are over $10,000 for per month. The large majority of these homes are long term leases where the owners of the properties are asking for a length of a lease for at least 12 months or more.  Some of these properties have negotiable or month-to-month lease terms so we always recommend checking with a local real estate agent to see which properties offer these kind of lease terms.  There are several neighborhoods where we see luxury rentals which are described here.

A request that we often get from buyers who are looking in the Irvine is wanting to find a home with a main floor Master Bedroom.  This is common request for those who are getting older in age and prefer not to use any stairs.  Many of the homes in Irvine are two stories so what we typically see happening is our clients using the first level for their own Master Bedroom and use the upstairs for family members and grandchildren. One of the newest things to pop up in recent weeks is a public virtual open houses.  This is different concept than a traditional open house where anyone can just drop by and go into the house.  One of things that is the same is that the home is open during a certain time, typically from 12 noon to 4pm or so.  Typically you will have a real estate agent that is at the home and will have present to do a virtual walk through of the home with online software like Zoom that allows multiple people to engage with the real estate agent. This is typically how it works.

Irvine is a true gem for those looking for a current or former model home listed for sale.  One of the reasons for this is that there always seems to be brand new construction neighborhoods being constructed all of the time.  Each neighborhood often has 3 model homes that have been highly upgraded to show off the potential for what a buyer can buy in that particular neighborhood. Some of the first homes to come on the market in the Altair Irvine community have just been released.  Altair is one of the many new communities in the Irvine area that will offer 10 different neighborhoods located near the new OC Great Park and Portola Springs community.  Real Estate prices are expected to start at under $1.3 million and go up above the $2.3 million dollar price point.  Due to the large scale nature of building 693 single family homes and 147 condos there will be two dedicated home builders. One of the newest neighborhoods that is currently under construction is the Silverleaf community in Portola Springs.  The home building California Pacific Homes is in charge of building homes in this neighborhood that are slated for completion early next year.  There will be a total of 3 floor plans to choose from that all feature a total of three bedrooms and range from 1,645 to 1,664 square feet.  Some of the amenities that can be found in these two story floor plans include private yards, potential bonus room and main floor bedroom in Residence three.
