One of the common features that is now starting to be sold with homes in Irvine are solar panels.  It was only a few years back when there was a limited number of properties being sold with panels but this is not the case anymore.  In fact, when the green movement moving full speed ahead many owners are looking to do their part in utilizing the many sunny days that we have here in Irvine to their advantage.  One thing that is still the same is that some buyers still don't understand what it means to buy a home with panels on it as there are a variety of situations that it can be transferred to the new buyer.  We will go over a few of these options here.

The idea of a lease option is often very foreign to a lot of real estate buyers but can make a lot of sense depending on your current living situation.  We get a lot of clients moving from outside the Irvine area and want to lease home so they can figure out the kind of neighborhood they want to live in.  Often times these clients are those that will most likely but in the next 12 months and can potentially be excellent candidates for doing a lease option.  The other kind of candidate would be those who currently don't have enough money for a down payment on a home but through assistance from the landlord might be able to save up enough money to afford a home.  Both of these situations are the kind of clients we see doing lease options in today's market.

If you ever get a chance to fly into the John Wayne Airport (SNA) is worth a try since it offers a more leisurely experience from the hustle and bustle of LAX airport.  The location is actually near some of the best condo buildings in the Irvine area and the airport has taken great measures to minimize the noise when taking off and landing here.  This area is also very popular with students going to UCI which saw a housing shortage this year causing many of our clients to look for rentals in this area.  One of the most affordable and popular places to live is the Watermarke condo building.  Real Estate prices are the driving factor with condo sales that still can be found in the $400,000 range with rental properties in the low $2,000 a month price point.

One of the best places to look for condo rentals In the Irvine area is the Metropolitan condo building.  Rentals in this complex are very abundant with a good mix of one and two bedroom condos to choose from.  It's all about the location here with a prime location in the Airport Area of Irvine with a close proximity to the UCI campus as well as the John Wayne Orange County airport.  We have provided a rental comp chart which shows what places have rented for in the past couple of years.  It's not uncommon to find one bedroom condos lease for around the $2,250 a month range while the large two bedrooms condos tend to be in the low $3,000 a month range.  For the most part, all of these rentals are 12 month leases with the tenant paying the first months

The Park Lane community is one of the smaller gated communities in Irvine for homes that were mainly built between 2001 to 2002.  The value of these homes is very much high in demand as many of these homes are typically only on the market for several weeks.  One of the most popular floor plan is the 3 bedroom model that features 1,516 square feet of living space that features an office that has the potential of being converted into a 4th bedroom. There are a lot of benefits of living here too which includes a community pool, spa, tennis and basketball courts.  The location is also near a large greenbelt area as well as being within some of the award winning Irvine schools.  What I really like to find here for my clients are detached single family homes

One of the newest places to find brand new construction homes in the Irvine area is the Verenna neighborhood.  It's located in the prestigious Orchard Hills community which offers a guard gated entrance and some good values for those looking for newer homes in the area.  They started building these homes several years ago with four to five bedroom floor plans for buyers to choose from.  On average, these range from 2,503 to 2,766 square feet.  As you can imagine the demand for these homes is very busy since the Irvine Real Estate market has seen a spike in sales with very aggressive bidding on homes being listed for sale.

Shady Canyon has a strong reputation as being one of the top communities in the Irvine area.  For the most part a large percentage of properties that are currently on the market are listed for sale with a few rental homes as well.  The community does not typically have a large number of rentals available at any given time in part due to it's exclusivity and price range of these homes.  For someone that is new to the area and not sure about where they want to live renting a home in Shady Canyon makes a lot of sense.  There are several options when leasing depending on what you are looking for.

For the most part rentals in Shady Canyon are for long term which is typically a 12 month lease.  This is not a common place where you will find vacation rental

One of the best places to find some of the largest inventory of new construction homes being built in 2021 can found in the city of Irvine.  There are always seems to be some neighborhood or a new development being developed in Irvine that allows home buyers to buy a brand new home direct from the home builder.  Because the demand for these types of homes has not gone down in recent years home builders continue to produce some really nice homes that are available for sale.  We did a quick search and currently have found 30 properties that are on the market for sale with home construction to be completed in 2021.  If you are thinking about purchasing a new home this is a really great time with low interest rates and a lot of great options.

The city of Irvine has several neighborhoods that offer luxury rentals for those looking for an upscale home in a premier neighborhood.  When we talk about luxury we are doing a search for rentals in the Irvine area that are over $10,000 for per month. The large majority of these homes are long term leases where the owners of the properties are asking for a length of a lease for at least 12 months or more.  Some of these properties have negotiable or month-to-month lease terms so we always recommend checking with a local real estate agent to see which properties offer these kind of lease terms.  There are several neighborhoods where we see luxury rentals which are described here.

One of the common features that agents have been using in Northern California is sharing info on what properties that have that will be coming on the market.  This was a section on the Multiple Listing Service that was private and not made aware to the general public.  What they found out was that many homes were being sold before they even came on the market.  Agents would be working with clients that were looking for a specific type of property and were able to find these kinds of homes using this private search.  The type of search has trickled down to our local multiple listing service here in Southern California which is starting to impact the makeup of homes that are available in any given city.  For Irvine, the low inventory of homes has got a
