A very popular neighborhood for college students is the Oxford Court community.  This is probably one of our most request neighborhoods due to it's close proximity to the University of California, Irvine campus as well as other parts of Irvine and Newport Beach.  Oxford Court offers 2 and 3 bedroom condos that were built in the 1980's.  Two bedroom rentals will average around 1,017 square feet and typically rent for around $2,500 to $2,975 per month. Three bedroom rentals can rent anywhere from $2,800 to $3,600 depending on the condition and location of the condo.

Most condos in Oxford Court will come with a two car attached garage with additional guest parking available.  It's important to note that the association only offers one over night parking

One of our most requested places in Irvine, California for those looking to find a rental property is the Watermarke high rise condo building. One of the main reasons for this is the affordable rental rates that can be found here.  For example, it's not uncommon to find a one bedroom rental for under $2,000 a month.  These rental prices often include all of the association dues that get you full access to all of the Watermarke amenities plus trash pickup.  These amenities include 3 community pools, 4 spas, tennis courts, fitness center, indoor basketball court and a community park among other things.

Looking in the Northwood Area of Irvine is the Influential Homes neighborhood. These are older homes from the late 1970's that have very popular one story floor plans that often come with attached two car garages located on large lots.  Homes from this era have a lot of advantages to the newer construction homes that are being built in Irvine now since there is no monthly homeowners association dues and no additional Mello Roos fee.  This can be a savings of close to several thousand dollars a year which can be used instead for paying off your mortgage and property improvements.  When looking at homes in the Influential homes neighborhood expect to find either 3, 4 or 5 bedroom homes with square footages from 1,609 to 2,915 square feet.

One of the first condos in the new Tribeca at Central West Park complex has just been released and available to the public for sale.  Tribeca is one of the hottest and newest developments within Central Park West with many condos slated for completion later this year.  Since the condos are located in the Central Park West community residents get to enjoy all of the Central Park West amenities featuring a state of art 8,000 Square feet gym, clubhouse, four village parks, two basketball courts, two swimming pools and spa, barbecue and outdoor fireplace.

One of the newest and exciting 55+ communities to ever come to the city of Irvine is the new Travata community.  So many surrounding cities have adapted and constructed homes for this age group and it's finally time for Irvine to embrace a community that is dedicated for those older than 55 years of age.  Travata will feature brand new construction homes built in 2018 and located within the popular Cypress Village community.  There is lot of excitement regarding these homes as they offer the perfect location near local shopping and the 5 freeway.  

Lennar Home builder is in charge of the three neighborhoods within Trevata which consist of Aldea, Castillo and Palencia.  Aldea will be the most affordable option and will sell in the mid $600,000 range.

The Marquee building is a popular spot to find long term rental in the city of Irvine, California.  The two story building complex seems to always have a healthy inventory of rental properties available for lease that are typically for a duration of twelve months.  Renters have the options between one, two and three bedroom condos with one bedroom units being the most rare and don't come up for lease that option.  The most common rental in the Marquee building is a two bedroom, two bath unit with around 1,330 to 2,063 square feet.

Rental prices for the 2 bedroom units will range from $3,000 to 4,900 a month.  This biggest reason for this wide range is the square footage and views of the unit.  The smaller two bedroom units that offer around 1,330

One of the smaller neighborhoods found in the Woodbridge community in Irvine is the Seasons tract.  Going back in time these condos were first constructed in 1984 and built over a 3 year period.  What makes these properties unique is that they have the look and feel of a single family home but have a condo classification. The location is near the cross streets of Jeffrey Road and Alton Parkway and not too far from the 405 freeway.  The homes have an unexpected light and airy feel to them with nice vaulted ceilings, separate dining room and an outdoor patio area which is ideal for entertaining.  All bedrooms tend to be located on the upper level so it's not ideal for older buyers looking for bedrooms located on the main level.

Expect to find real estate

One of the newest buildings in the Central Park West complex is the Hudson community in Irvine, California.  Central Park West is filled with a wide variety of condos, townhouses and flats all located on the ocean side of the 405 freeway.  The Hudson complex will feature one to three bedroom flats starting from the mid $450,000 range.  This is a very attractive price range for a property located this close to the beach while being situated in the heart of the Irvine financial district.   The flats are still under construction and slated for completion later this summer.  Expect to find condos that start at 684 square feet with the largest units at over 1,400 square feet.  According to our sources Phase I & II have already completed sold out and now
